What GRES Protocol is, and how it works.

GRES Protocol is an on-chain platform for real-world assets (RWA), running on a BASE L2. It is focused on real estate with purpose. A developer or operator submits a project; the protocol scores it, structures it, and funds it on-chain; holders gain exposure to the underlying assets. Two layers do the work: a technology layer that prices and verifies assets, and a compliance layer that makes them legal to hold across borders.

Automated Due Diligence (ADD) and an AI Oracle score projects across valuation, permits, entitlements, and developer track record. On-chain settlement; funds held in escrow against milestones.

MiCA-aligned issuance for EU cross-border raises. KYC and AML at the protocol layer. A Swiss-style Foundation custodies deeds for the fund product. Jurisdiction under evaluation.

The GRES$ fund

The real-estate world, made holdable. The intended design: an asset-backed, NAV-pegged token, perpetual, with no forced exits. Deals held by a Swiss-style Foundation that custodies the underlying deeds. The Whitepaper describes GRES$ as one instrument with six functions.

GFS is an operational platform for purpose-driven projects that do not have the technical resources to keep up with their operational and project workloads. It means more time for them, more reaching the people who need it, and transparency for donors. Nobody has to learn anything about crypto to use it.

It costs nothing to the organizations doing the work, and that is the point. GFS is how GRES gives back, built and launched on its own account. It is being shaped in the open, with the organizations, donors and builders who will use it, and there is room for you in that room.

What is GRES, in one sentence?

GRES is being built as the protocol layer for on-chain real estate: a perpetual fund architecture where deeds are held by an independent Foundation, valuation is AI-Augmented, and the asset class becomes accessible without the friction of jurisdiction, ticket size, or fund-life cycles.

What exactly exists today?

Two things: the documentation (Whitepaper), and a proof-of-concept smart contract, deployed and verified on Basescan. Everything else, the Foundation, the fund, the AI Oracle, the treasury multisig, is ahead of us. That is the whole of it today.

What is GFS and how does it relate to GRES?

GFS is how GRES gives back. It is an operational platform for purpose-driven projects that do not have the technical resources to keep up with their operational and project workloads: more time for them, more reaching the people who need it, and transparency for donors. It costs nothing to organizations moving up to €1M a year, which is about 92% of the sector. GFS is a separate entity with its own raise and its own roadmap, and it is being built in the open with the people who will use it.

How will the underlying real estate be held?

The intended design: property deeds held by an independent Swiss-style Foundation, bankruptcy-remote and structurally isolated from the operating company. The operating company (GRES Operator) handles technology and operations. Custody and operations separated on purpose. The Foundation is part of the Blueprint work, not yet formed.

How will the portfolio be valued?

Via AI-Augmented Valuation: a methodology intended to compute daily NAV from curated comparable analyses, with human governance over exceptions. The goal is to close the reporting gap of traditional appraisal cycles. The methodology is described in the documentation and is intended to be open and auditable.

What is the regulatory posture?

MiCA-aligned by design. The token structure is intended for European compliance, with jurisdiction under evaluation in Spain, Luxembourg, and Liechtenstein. The principle outside the EU is the same: align with the most rigorous available framework, not the most permissive.

What are the two products?

The GRES$ fund, intended to be open to everyone: asset-backed, NAV-pegged, with deeds held by the Swiss-style Foundation. And tailor-made RWA, built to order: groups or single holders use our technology and compliance layer to structure their own vehicle. The Foundation belongs to the fund; tailor-made uses the technology and compliance, and must pass the same purpose filter we apply to everything.

Who runs GRES?

Solo-founder operated today, Thiago Sequinel. The Foundation is intended to be governed by independent trustees with legal, real estate, and finance backgrounds, appointed as the structure forms. Equity exists only in the GRES Operator; the Foundation is designed to hold no equity.
